1. Mortgage Loan Shipper
GENERAL PURPOSE SUMMARY
Ships and funds investor loan files and assists Unit Head by performing the following duties.
ESSENTIAL DUTIES AND RESPONSIBILITIES
-Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.
-Reviews and verifies loan packages with investors to identify missing and/or inaccurate documents.
-Follows up with clients and co-workers to obtain necessary documents ensuring complete loan package is shipped.
-Determines and prepares difficult investor and government insured packages.
-Trains employees, solves loan shipment and funding problems, and coordinates work flow.
-Researches and answers customer, internal department, external department, and investor questions.
-Locates files and monitors internal closing expiration reports to ensure timely delivery to investors.
-Calculates principal balance, interest, commitment fees, service release premiums, and discount points to ensure accurate funding from investors.
-Completes internal quality control on new files delivered to the Shipping Unit.
-Prepares and maintains various reports and records.
-Performs other work related duties as assigned by supervisor.
EDUCATION AND/OR EXPERIENCE REQUIRED
Mortgage experience required
Must be familiar with Fannie Mae and/or Freddie Mac Delivery.
2. Mortgage Post Closer
GENERAL POSITION SUMMARY
Performs loan audit on funded and closed loans to agency and investor guidelines. Follows up on post closing and final documentation required by investors. Monitors various internal accounts and the HMDA report.
PRINCIPAL DUTIES AND RESPONSIBILITIES
-Completes processing of all closed loans to be delivered to the investor market. Including submission, funding, and tracking of final documentation (final title policy recorded mortgage, record assignment, MIC or LGC).
-Performs a post closing audit on all funded and closed files and contacts clients in order to cure any post closing suspensions on deficient loans.
-Monitors files to ensure final documentation is filed and originals are sent to investors in the allotted time. Works with the investor as well as the processor to clear up any required missing documentation.
-Assists in sold loan filing.
-Maintains a database in order to organize information germane to the sale, shipment, funding and storage of government loans.
-Balances the market gain and loss account on a monthly basis.
-Backup for Secondary Market Administrator and other servicing functions, as needed.
-Monitors the HMDA report on a daily basis to ensure accuracy and compliance. Prepares the report to be sent to the government each year in the allotted time.
-Answers phone and assists customers.
-Responsible for implementing and carrying through additional training received, notification of new or revised regulations or any other procedures imposed in order to stay in compliance.
-Performs other duties as assigned.
QUALIFICATIONS
Mortgage experience required.
